James Guarino

James V. Guarino is the Chairman of Due by the First. He started his career in 1989 as a salesperson at John Anthony & Associates during a crashing market, which led to him selling packages of non-preforming mortgages. This generated large commissions which enabled him to purchase individual non preforming loans, buildings, and ultimately in 1995 his own lending firm JG capital LLC.

 

Matthew Murphy

Matthew if the Portfolio Manager of Due by the First. His primary responsible include both originations and asset management. Matthew has overseen the origination of over $100 million of commercial and multifamily bridge loans in New York City.

Prior to joining due by the first, Matthew was the Director of Financing at ERG Commercial Real Estate. With ERG, he built strong relationships with both clients and lenders and facilitated debt and equity transaction on his clients behalf.

Matthew begin his career as a commercial real estate broker and managed a team focused on CRE deals in the Bronx, NY.

 

Michal Walma

Michal is an Associate with Due by the First. Michal Joined the frim in 2020 and is responsible for the origination and underwriting of investment property loans.

Prior to joining Due by the First, Mike attended Nassau Community College where he studied Computer Science. Initially, he planned to specialize in Information Technology until a family friend suggested a career in commercial real estate. He has since become entrenched in the industry and the vast amount of knowledge needed to succeed. Mike focuses on investment sales and financing in Nassau County and Brooklyn.

 

Mary Guarino

Mary is the office manager at due by the first and is responsible for the day-to-day management. One of Mary primary goals is to build a terrific staff at Due by the First and as such is aggressively recruiting talent that will continue to help the company grow.

Mary Guarino began her real estate career when she interned at Extreme Realty. While pursing a Liberal Studies degree at St. John’s University, she transitioned into a part-time position as Assistant Property Manager. Mary was responsible for a variety of tasks, for both tenant and landlord, in a way that kept both parties satisfied. During her time in this position, she learned about all aspects of the commercial real estate industry.
